Ampi Vallarta Board 2014-2016

Oversight of AV business including educational classes, managing monthly general meetings, special projects and relationships with other local chapters: Nayarit and Compostela, and AMPI National. Board meets first Monday of each month.

  • Presidents sets strategy and does overall managing, presides over meetings.
  • Vice President handles communication with the AV and Compostela pubic website to promote the brand of AMPI and our local chapters.
  • Treasurer: budget, special project expenses, monitoring payments to our MLS vendor, projects as needed.
  • Secretary: minutes of general and board meetings, keeping track of membership and passed motions when members vote.
  • Vocale: serves on the board to being back feedback and suggestions/ comments, requests of the members.
  • Membership: serves to organized, conduct and receive feedback from educational meetings and presentations for continuing education of the members to be their most professional, proficient, ethical and competent.

Current Honors & Justice Committee

Honor and Justice Committee is appointed by the current board and consists of Associate members who are fluent in reading, speaking and writing Spanish in addition to their primary language if they are bilingual. They meet upon receipt of a written complaint with accompanying evidence against a member of the chapter (Associate or Affiliate). They follow a procedure established by AMPI National to hear both sides and come to conclusions to enforce sanctions or dismiss the complaint. AMPI members who do not agree with the local H and J decisions, may appeal to the national AMPI H and J committee. Amp member agree as part of their membership in this private organization, to be under the rules of sanctions their group. When parties to a complaint become engaged in legal actions against each other, the H and J committee cannot make decisions and must defer to the higher authority. Committee meets when needed.

Current Flex MLS Committee

MLS Service and Compliance Committee: Meets every other Wed of the week. Committee is made up of members in all three participating chapters Tasks are to oversee the AMPI Flex MLS system for compliance and customer service to its members.

Help Desk is administered by a full time assistant and the committee itself oversees Administration with its vendor FBS. AMPI chapters here have a public website and individual members share the database on their individual sites. AMPI Vallarta, Nayarita and Compostela are proud to promote the brand of AMPI and their inventory of properties for sale.

Talavera in Mexico

Talavera is normally three times more costly than other types of ceramic crafted in Mexico. What makes it so valuable is something we set out to discover when our friends visiting Puerto Vallarta inquired about this pricier pottery.

Though Talavera was originally brought to Mexico from Spain by several key potters, chiefly among them Diego Gaytán, the design and form were highly affected by other influences. From earlier styles by the Moors, introduction in Spain of Islamic pottery and Italian art forms and later the addition of pre-Hispanic traditional ceramics, a unique blueprint developed. Cathedrals and monasteries were in high demand for tiles during the early colonial period. It was only a matter of time before local artisans were recruited to produce what today is known as Talavera Poblana, which distinguishes it from the Spanish original.

Though these ceramics are available in Puerto Vallarta, the heart of Talavera in Mexico remains in the city of Puebla and surrounding communities of Atlixco, Cholula, and Tecali. Due to their high quality of natural clay, it has long been accepted that Puebla has the corner on the market, though other Mexican states, such as Guanajuato in 1997, have petitioned and been denied the privilege and are reduced to the designation of Maiolica, which is in part the process of making Talavera. The Denominación de Origen de la Talavera, the law established in the early 20th Century, protects authenticity. Certification is issued by the Consejo Regulador de la Talavera, a rigid government authority. The nine official workshops of Talavera are Uriate, La Reyna, Armando, Celia, Santa Catarina, de la Nueva España, de la Luz, de las Americas, and Virglio Perez. Before one buys, it’s vital to assure the purchase bears one of these names. To guarantee dishes are safe for daily use of serving food, production must submit to and pass inspections twice a year. Sixteen laboratory tests with internationally certified labs are performed, as well as a test by the Faculty of Sciences of the University of Puebla.

The thin white base glaze is what sets Talavera apart from other ceramics. The natural glazes contain tin and lead but they do not affect the utilization of dinnerware. They must never be cleaned in a dishwasher or used in a microwave. Blue, yellow, black, green, orange and mauve are the official colors of Talavera and none others are permitted. The base of every piece is left exposed and unglazed, exposing the natural terra cotta. To identify a true piece of Talavera, one must find an inscription on the bottom of the manufacturer’s logo, the initials of the artist and the location of the workshop in the Puebla area. Handcrafting takes at least three months, involving a precarious procedure, which risks the piece breaking at any point of the process.

We highly recommend a keepsake of Talavera, a Mexican art that goes back over 400 years. Shops in Puerto Vallarta will be willing to ship or wrap for traveling.

AMPI Membership Requirements

Puerto Vallarta Associates (Brokers)
    1. Send a Complete resume by email in a PDF or word document (ALSO IN A CD)
    2. Fill out application for membership (Solicitud de Ingreso).
    3. Complete the form of personal data (Hoja de datos personales). (ALSO IN THE CD)
    4. Written statement about the significance of belonging to AMPI.
    5. Four photos for the ID that can be color or black or white. (DIGITAL PIC IN THE CD)
    6. Copy of current pictured ID, passport.
    7. Copy of Current FM3 or FM2 immigration authorization to work in real estate.
    8. Copy of the RFC and the registration with Hacienda.
    9. Copy of the Acta Constitutiva.
    10. Copy or a rental factura in case you pay a rent for the local or your office.
    11. Copy of the document that accredits the individual as legal representative
      for the corporation.
    12. Two letters of recommendation by two active AMPI members.
    13. One year experience working in real estate under an AMPI Socio within the Puerto Vallarta or Banderas Bay area prior to the AMPI application date. In the case that the applicant represents a corporation, the applicant has to demonstrate that the municipal permit was issued a minimum of one year prior to their
      application to AMPI.
    14. Demonstrate that you are duly registered and established (copy of the municipal permit, water, electricity and phone receipts in your name).
    15. Diploma or a real estate course approved by AMPI – 100 hours min.
    16. Diploma of Spanish course.
    17. Letter of no criminal record from last place of residence.
    18. Two commercial references.
    19. One or two bank references.
    20. The logo of your company (PRINTED AND IN THE CD)
    21. Take the AMPI Test and Orientation
    22. Pay the national and local dues.
    23. Do not bring pre-existing problems to the AMPI board
    24. Agent’s affiliation to AMPI is Broker’s responsibility

    After:

    1. Attendance to at least 50% of the monthly meetings during the year.
    2. 25 hours of education yearly to remain a member.
    Puerto Vallarta Affiliates (Agents)
      1. You must be an agent working for an AMPI Associate (Broker).
      2. Fill out application for membership.(SOLICITUD DE INGRESO)
      3. Complete the form of personal data. (DATOS PERSONALES)
      4. Four photos for the ID that can be color or black and white.
      5. Copy of pictured ID, passport.
      6. Copy of current FM3 or FM2 immigration authorization to work.
      7. Reference letter from the Broker.
      8. Letter of no criminal record from last place of residence.
      9. Written statement about the significance of belonging to AMPI.

      11. Attendance to at least 50% of the monthly meetings during the year.
      12. Must be AMPI member prior to enrollment to the MLS

      After:

      1. 25 hours of AMPI Section Vallarta approved real estate education has to be completed yearly by the affiliate in order to remain a member of the AMPI Chapter..

      ***** In order for an Affiliate to become an Associate they must have be working for a minimum of one year as an registered and paid AMPI Affiliate for an AMPI Vallarta Associate before applying as an Associate themselves. At the same time each Affiliate when applying to become an Associate will have to fully complete all the requirements specified by AMPI-Section Vallarta to become an Associate.

      IMPORTANT NOTE: AMPI AFFILIATE MEMBERSHIP IS NOT TRANSFERABLE FROM BROKER (COMPANY) TO BROKER (COMPANY). IF AN AFFILIATE DECIDES TO MOVE FROM ONE AMPI BROKER TO ANOTHER AMPI BROKER THEY WILL BE REQUIRED TO REAPPLY TO AMPI-SECTION VALLARTA UNDER THE NEW BROKER AND PAY THE CORRESPONDING LOCAL AND NATIONAL AMPI DUES AGAIN.
